DESCRIPTION
Financial model presenting a development scenario for a Residential Building with units available for Sale & Rent as well as an option to include Retail Shops revenue.
The main purpose of the model is to enable users to get into details of every step of a Residential Building project, from the construction stage to sales and rentals of Units, projection of cash flows, and returns to investors.
The structure of the template follows Financial Modeling Best Practices principles and is fully customizable.
Model Structure
Set-up Inputs:
• Reporting Metrics & Project Timing (Development Time Frame, Units Sales & Retails Shops timing assumptions)
• Property Metrics (5 different types of Units, including # of Units and Avg. Unit Size, Retail Shops Area, etc)
• Apartments Sales (incl. Cash Installments during construction and Potential Defaults) & Rentals Assumptions, Retail Shops Rental Assumptions
• Operating Expenses (HOA, Management Fee, Real Estate Taxes, G&A, etc.)
• Financing & Capital Structure – Uses & Sources of Cash analysis (Financing through Equity & Debt)
Development Budget:
• Timing (5 phases) and Cost Assumptions for the construction period (Land Purchase, Hard & Soft costs, G&A, etc)
Apartments Sales & Rentals:
• Assumptions for the Pre-Sale, Sale and Rentals of Apt Units including Units Sale and Rental prices, Sale & Rental Timing, Parking Spaces
Monthly Cash Flow
• Detailed calculation of cash flows over monthly periods from Construction to Operating Cash Flow
• It allows users to control the timing and how the cash flows over that time.
Annual Cash Flow
• A roll-up of the monthly cash flows into annual periods, including Unlevered & Levered Project Cash Flows and Return Metrcis (IRR, MOIC, etc)
Dashboard
• Dymamic Dashboard presenting Project's Performance through Key Metrcis and Charts
Partnership Returns (Waterfall)
• A 4-tier IRR hurdle waterfall model to distribute proceeds between the general partner and limited partner.
Project Summary
• The summary tab contains all high-level project information for review and is designed to be easy to read, print, and save to pdf. It includes general info, timing, square footage, unit info, sources and uses of cash summary, Key Financial Metrics, Property, and Partnership Level Returns.
Instructions on the use of the model are included in the Excel file.
